Period Inspections
A periodic inspection involves a review of the condition of an existing electrical installation, to identify in order of priority any deficiencies.
Landlords in particular should ensure that regular periodic inspections are undertaken to ensure the safety of tenants is not compromised.
A periodic inspection will:
- reveal if any electrical circuits or equipment is overloaded
- find any potential electrical shock risks and fire hazards in the installation
- identify any defective DIY electrical work
- highlight any lack of earthing or bonding
- Tests are also carried out on wiring and associated fixed electrical equipment to check that it is safe and a schedule of circuits is developed during the inspection.
Portable Appliance Testing (P.A.T)
Businesses now have an obligation to comply with the testing and inspection requirements set out in:
- Electricity at Work Regulations (1989)
- Health and Safety at Work Act (1974)
All electrical equipment should be maintained and checked regularly to ensure it is safe and in good repair. In particular you should ensure:
- Equipment is maintained in a safe condition
- Information is available to equipment users to ensure safety
- Safe procedures for inspection and testing are used
- Records of inspection and testing are maintained
